September Report

Hi Property Lovers
Well spring is finally here, the sun is out, the weather is warming and the Nedlands property market keeps on moving and moving!!! September was a great month for the area with 16 sales with a total value of $20, 792,500.

Dalkeith also had a great month as well with 16 sales with a total value of $27.772,500.

This is a great result as traditionally the end of September to the start of October is quiet as majority of the Western Suburbs are away with school holidays. What you would have noticed and over the next coming weeks is that a lot of new properties will be coming onto the market for the traditionally busier time from now until Christmas.

I personally think there really is not a better time to buy, even with last weeks 25 basis point rise the interest rate is still the lowest it has been in 40 years, and i doubt we will be getting to the interest rate level seen back in the beginning of 2008 for a while! Property prices have also came back over the last year, with many great buys out there, but with out a doubt prices will start to rise again (prices have dropped 20% from 2007 peak prices, though have risen around 5% over the last 2 months in the Western Suburbs).
