Before getting into it, I'd thought ill give you readers a quick run down of Nedlands Profile & demographics.

From December 2008:

The medium sale price for the Nedlands area is $1,700,000. Traditionally the higher priced sales came from the 'Melvista' prescient, which runs from Princess Road to Melvista Avenue which can fetch prices as high as $3-4 million for a fully improved dwelling. Nedlands also offers a great opportunity for people wanting to get a entry point not only into the area but also the Western Suburbs. Traditionally properties North of Stirling Hwy offer great (entry point)buying opportunities with prices starting at around the $800,000 mark.

Last year there where approx 67 sales in Nedlands and 43 in Dalkieth. In the Nedlands area, you can expect value growth of 10% in your first year of buying, 19.2% after 5 years and 15.1% after 10 years. In the Dalkieth area, you can will expect value growth of 3.8% in your first year, 19.8% after 5 years and 15.7% after 10 years.
